Garage Suites in Edmonton
A complete home above a new detached garage.
A garage suite is a self-contained secondary dwelling built above or incorporated with a new detached garage structure — garage space at ground level, and an independent home with its own entrance, kitchen, bathroom and living space.

What It Is
What is a garage suite?
A garage suite (including two-storey builds) combines vehicle storage at grade with an independent living unit — its own entrance, kitchen, bathroom and living space, legally separate from the main house. Edmonton groups garage suites under its Backyard Housing regulations.
A garage suite is engineered and built as a new structure. The foundation, slab and structural requirements are assessed as part of the project — including where an aging garage is removed and replaced as part of the build. Because it stacks living space over parking, it makes efficient use of lots with laneway access. If you’d rather keep the rear yard open or have no lane, a detached garden suite may suit the lot better. You can see sample garage suite designs.
Who is a garage suite a good fit for?
- Lots with back-lane (laneway) access
- Homeowners replacing an aging detached garage as part of a larger project
- Investors adding an independent rental unit without giving up parking
- Homeowners housing family while keeping full separation

Cost & Timeline
Garage suite cost and timeline in Edmonton
Cost and schedule are the two questions every garage suite project starts with. The honest answer is a planning range, refined once your specific lot has been reviewed. The figures below are general guidance for Edmonton-area projects — not a quote, and not a promise that a particular property qualifies. What your lot can support is covered in our guide to Edmonton suite requirements.
Typical planning range
~CAD $150K–$250K
Garage suites commonly fall in an approximate CAD $150,000–$250,000 range. Size, design, ground and foundation conditions, demolition of an existing garage, utility servicing upgrades, finishes and municipality all move the number.
Typical project timeline
6–9 months
A typical garage suite runs 6–9 months from assessment to move-in, covering planning, permits, site preparation, servicing and construction. Approval times, site conditions and scope can lengthen or shorten it.
Actual cost and timing are property-specific. A free property assessment is the first step toward an informed estimate — more answers are in the FAQ.
Housing Forms
What can you build on your Edmonton property?
The right option depends on your property, municipality, zoning, setbacks, servicing and how you intend to use the space. Garage suites and garden suites are Elevate Garage Suites’ primary offerings, with the Multiplex Suite as an additional housing form where permitted.

Multiplex Suite
A detached structure that may accommodate multiple independent dwelling units where the property and municipality permit the proposed form. Eligibility, unit count and size are not guaranteed — they depend on the municipality, zoning, lot size, setbacks, servicing, access, allowable building form and other municipal requirements, and every project remains subject to permit approval.
